Nine years ago, the San Antonio Historic and Design Review Committee approved a blueprint for a massive, upscale apartment complex in the city's downtown area. Now, after nearly a decade, project leaders are reviving the plan, bringing residents one step closer to calling it home.

Laney Development Group LLC, a Texas-based developer, is moving forward with construction of Durango Apartments, according to a recently filed Texas Department of Licensing and Regulation (TDLR) report. All TDLR filings are subject to change without notice. Rhode Partners project designer Christian Fish submitted the paperwork online on Friday, July 10. The architectural firm is based in Austin and is also helping with the property's development.

The 17-story complex will be located at 427 S. Presa Street, less than five minutes from Hemisfair Park. Project leaders describe it as a multifamily residence with a lobby, leasing office, amenity centers, and a four-story above-grade parking garage, according to the filing. Crews will be constructing the building from the ground up, and the project will cost approximately $40 million.

The perks go beyond what is on-site. Its address places it near attractions such as the River Walk, La Villita, and the King William district. Celebrations, open-air markets and community gatherings often take place at these sites year-round.

Durango Apartments will span roughly 183,000 square feet and sit between the Plaza San Antonio Hotel & Spa and Agave Apartments. Construction will begin on January 1, 2027, and is scheduled for completion by December 2028, according to the report.

It's been a long time coming. In March 2018, Bexar County Commissioners awarded $35,000 in tax incentives to Laney Development for the complex. At the time, the building was slated to be just 13 stories tall, according to a San Antonio Express-News report. Construction was set to begin that same year and finish in August 2019. It's unclear what caused the delay. MySA reached out to the contacts listed on the TDLR page but did not hear back in time for publication.
