If you are buying a home in Spain, start with one question: when does your notary, lawyer or bank need your NIE?
That deadline determines whether an appointment in Spain, a consular application or a representative route is realistic.
This guide explains how to choose the route, prepare the file and avoid delays. It also separates official requirements from private service prices.

NIE in 60 seconds
- What it is: Spain's personal identification number for a foreign national with economic, professional, social or other links to the country.
- Where to apply: In Spain, through the Spanish consulate responsible for your place of residence or through a duly authorised representative in Spain.
- What to prepare: Form EX-15, Tasa 790 code 012, identity documents and evidence of the reason for the request.
- Official fee: €9.84 for NIE assignment on 21 July 2026.
- What it does not do: An NIE does not grant residence or work rights.
The Dirección General de la Policía assigns the number. A private service can prepare and submit a file when representation is available, but it cannot issue or approve the NIE.
Check whether you already have an NIE
Do this before completing a new application.
Spain may have assigned you an NIE during an earlier visa, study, residence or immigration procedure. Look at old visas, residence cards, police certificates and official notices.
An NIE usually starts with X, Y or Z, followed by seven digits and a control letter.
The official definition describes the number as personal, unique and exclusive. If Spain has already assigned one to you, use that number instead of requesting another.
For example, David received an NIE while studying in Spain. Years later, he decides to buy a flat. His first step is to show the old number to his lawyer and ask whether the transaction also requires a recent certificate showing that number.

When you may need an NIE
A holiday in Spain does not by itself require an NIE. You need a reason connected with a Spanish transaction or procedure.
Buying or selling property
A foreign buyer or seller may need an NIE for the notarial deed, tax filings and property registration.
Suppose you have signed a reservation agreement and the notary has set a completion date. Ask your lawyer which transaction document should support the application and when every foreign party must have an NIE.
Use these questions:
- On what date must each buyer or seller have an NIE?
- Will you accept an emailed certificate or scan?
- Which property document should support the application?
- Does each co-owner need a separate number for this transaction?
- Can any preliminary document be signed before the NIE arrives?
An NIE belongs to one person and cannot be shared. Each foreign participant who needs an NIE for the transaction must use their own number. Ask the notary which named parties need one and by what date.
A reservation agreement, deposit contract, draft deed or letter from the lawyer or notary may support the reason. The receiving office decides whether the evidence is sufficient.
Banking and mortgages
A bank may ask for an NIE when you open an account, apply for a mortgage or complete another regulated transaction.
Request the bank's document list in writing. Its email or letter may also help explain why you need the number.
Do not assume that every bank follows the same process. Ask what it accepts before booking an appointment.
Work, business and taxes
An employer or Social Security office may need the number for employment administration. The NIE alone does not authorise work.
A founder, company director or self-employed professional may need an NIE for incorporation, tax registration or autónomo procedures. Draft company documents, a professional contract or a letter from a lawyer, notary or gestor may support the request.
For Spanish tax matters, a foreign individual's NIF is, as a general rule, their NIE. The Tax Agency can assign a different type of NIF in limited cases where a foreign person has no NIE.
Inheritance, study and other procedures
A beneficiary may need an NIE to accept Spanish assets, pay inheritance tax or register inherited property.
A university or public body may request the number for a specific procedure. A vehicle registrar, utility company or telecom provider may also ask for it.
These are not universal requirements for every contract. Confirm the requirement with the organisation handling your case.
Match your reason with evidence
The documents depend on why and where you apply. Your evidence must connect the NIE request with a real Spanish procedure.

Send the proposed evidence to the receiving office, consulate or representative before the appointment when possible. An early check can reveal a missing certification or translation.

Choose the route by your deadline
The official assignment fee is the same procedure cost whichever route you choose. Your total cost changes with travel, appointments, document preparation and delivery.
Compare the full route, not only the submission day.

Apply in Spain
Apply through an Oficina de Extranjería or an authorised police station. You will normally need a cita previa, or advance appointment.
This route suits you if you are in Spain legally, can attend and have enough time to secure an appointment.
Before booking travel around the appointment, check which office accepts EX-15 applications. Not every police station handles the same procedures.
Apply through a Spanish consulate
Use the Spanish consulate responsible for the area where you live.
The consulate may ask for proof of residence in its district. It can also set local rules for appointments, signatures, copies, payment and delivery.
The consulate forwards the request to the competent authority in Spain. Its published processing estimate may cover more than the official decision period.
Apply through an authorised representative
Spain permits an application through a duly authorised representative. The power of attorney must expressly allow that person to submit the NIE request.
This route can remove the need for you to attend in Spain. It can still require a notarial signature, an apostille or legalisation, a sworn translation and delivery of an original document.
Sofia lives outside Spain and expects to complete a purchase in six weeks. She compares the next consular appointment with the time needed to prepare and send a power of attorney. Only then does she choose the route.

Can you get an NIE entirely online?
Not through an official self-service website from start to finish.
The National Police procedure lists in-person submission in Spain and the consular channel for applicants abroad. The Ministry of the Interior also recognises submission in Spain through a duly authorised representative.
In practice, you cannot complete the entire official procedure through a self-service portal.
You can still manage much of the process remotely when representation is suitable:
1. Send your passport details and explain why you need the NIE.
2. The provider checks the route and the evidence for your case.
3. Sign and legalise the required authority documents.
4. The representative prepares the file, submits it and sends the result.
Before paying, ask whether the service needs the original power of attorney. Also ask which notarial, apostille, translation and courier costs are included.
Prepare the documents
Your exact file depends on the office or consulate. Most applicants should prepare:
- form EX-15, completed and signed as instructed by the receiving office or consulate;
- proof of payment for Tasa 790, code 012;
- a valid passport, identity document or accepted travel document;
- a written explanation of the economic, professional, social or other reason;
- evidence supporting that reason;
- an express power of attorney if a representative applies.
For an application in Spain, the Ministry of the Interior lists the original and a copy of the complete passport or accepted identity document. A consulate may request only specified pages, so follow its current checklist.
Public documents issued outside Spain may need an apostille or legalisation. Documents not written in Spanish may need a sworn translation.
Do not sign a power of attorney before the representative checks its wording. A general authorisation may not expressly cover the NIE application.

Apply in five steps
1. Confirm the reason and deadline
Ask the bank, notary, employer, adviser or public body why it needs the NIE and by what date.
Obtain a document that connects the request with that procedure.
2. Choose the route
Compare appointment dates, travel, consular processing and power-of-attorney preparation.
Choose the route that fits the real deadline.
3. Complete EX-15 and the fee form
Copy names, dates and identity numbers exactly from the passport.
Generate Tasa 790, code 012 and select the option for NIE assignment at the applicant's request. Check the current fee before payment.
4. Submit the file
Attend the appointment or have the authorised representative submit the application.
Keep the receipt or other proof of submission. If you apply through a consulate, ask when the competent authority in Spain registered the file because the consular receipt may not show that date.
5. Check the result
Verify the spelling of the name, passport details and NIE as soon as you receive the certificate.
Report an error through the office, consulate or representative that handled the submission.
What you receive
The NIE is the number. The certificate is the document showing its assignment.
Ask the bank, notary or other recipient whether it accepts an emailed certificate or scan. Order courier delivery only if it needs the original.
The e-residence checkout offered an Apple Wallet copy as a private service feature. It is not a residence card or a government-issued digital identity.
How long it takes
The official decision period starts after the application enters the register of the competent authority.
The National Police states:
“El procedimiento habrá de ser resuelto en el plazo máximo de cinco días desde la entrada de la solicitud en el registro…”
In English: the procedure must be decided within five days after the competent authority registers the application.
The same official page states that if no answer arrives within that period, the legal effect is that the application is treated as rejected. This does not explain whether the file is incomplete, delayed or refused on its merits.
The rule does not make the whole journey a five-day process. Waiting for an appointment, consular forwarding, a notarial appointment, an apostille, a translation or delivery of originals can add time before formal registration.
If five days pass after formal registration without an answer, contact the office, consulate or representative that submitted the file. Ask them to check the status and explain the available next step.
Government fee and service prices
The official fee for NIE assignment was €9.84 on 21 July 2026. This is the amount for the government procedure, not professional help.
When you apply yourself, the fee is separate from travel, copies, translations and other preparation costs.
On 21 July 2026, the e-residence checkout listed these plans. The screenshot did not state when the displayed timeframe started, so treat each range as seller-provided information rather than a complete end-to-end promise.

Basic was the least expensive of these three plans. VIP showed the shortest timeframe. Other providers may charge less or quote different timelines.
The checkout stated that each plan included remote handling, a scanned copy of the official NIE, an Apple Wallet copy and updates by WhatsApp or email. The e-residence service page stated that the government fee was included in its pricing.
It also showed two optional additions: an FNMT Digital Certificate for €149 and courier delivery of the original NIE for €79.
Example calculation: Basic with both displayed additions was €179 + €149 + €79 = €407. This calculation does not include case-specific notarial, apostille, legalisation or translation costs.
Before paying, ask: “What event starts the stated timeframe, and what happens if the date is missed?”

Five mistakes that delay NIE applications
1. Using the wrong form
EX-15 covers NIE assignment and related certificates. EX-17 and EX-18 serve different immigration procedures.
Fix: Confirm the procedure before completing the form.
2. Giving a reason without evidence
“I am buying property” is an explanation, not proof of a transaction.
Fix: Add the reservation agreement, draft deed or a letter from the lawyer or notary when it fits your case.
3. Mixing personal details
A shortened name, a missing surname or an old passport number can create inconsistencies across the form, evidence and power of attorney.
Fix: Copy the identity details from the current passport and use them everywhere.
4. Signing a weak power of attorney
A general authority may not show that the representative can submit an NIE application.
Fix: Ask the representative to approve the wording before you sign and legalise the document.
5. Treating the NIE as residence permission
The number identifies you. It does not grant permission to live or work in Spain.
Fix: Complete the relevant visa, residence, work or EU registration process separately.
NIE, NIF, TIE and NIE Verde

EU, EEA and Swiss citizens who live in Spain for more than three months normally follow the EU registration process. They apply in person using EX-18, not EX-15 as the default residence route.

Before you choose an application route:
- get the deadline from the notary, lawyer or bank;
- check whether Spain has already assigned you an NIE;
- confirm which transaction document supports the request;
- compare the first available appointment with the representative timeline;
- ask whether the recipient accepts a scan or needs the original certificate.
