Portugal’s Silver Coast, or Costa de Prata, is a broad stretch of Atlantic coastline with surf beaches, fishing towns, historic inland centres and a noticeably slower pace than Lisbon, Cascais or the Algarve’s main resorts.
For international residents, living on the Silver Coast can mean better access to space and beaches than in Portugal’s biggest cities. It also comes with a few realities worth knowing before packing up: colder Atlantic water, windier winters, a more limited job market and car dependence in many towns.
Affordable coastal living compared with Lisbon and the Algarve
The Silver Coast can still be more attainable than central Lisbon, Cascais and the Algarve’s most in-demand beach towns, but the idea that it is uniformly cheap is out of date. Prices have climbed in places with surf credentials, tourist demand and easy road links to Lisbon, particularly Ericeira, Peniche, Nazaré and villages near the Óbidos Lagoon.
Housing costs vary enormously between a seafront apartment, a renovated village house and an older property inland. Homes marketed as beach properties may also be farther from the shore than expected. Seaside exposure also means salt air, wind and winter rain can take their toll on exteriors.
Property prices in Leiria district averaged €2,029 per m² in June 2026. At that rate, a standard 80 m² flat would cost around €162,320, before purchase taxes, legal fees and any renovation work.
Prices vary considerably across the Silver Coast.
- Nazaré was the priciest of these locations at €3,188 per m²
- Óbidos at €2,869 per m²
- Peniche at €2,502 per m²
- Caldas da Rainha at €2,339 per m²
An 80 m² flat would therefore sit at roughly €255,040 in Nazaré, €229,520 in Óbidos, €200,160 in Peniche and €187,120 in Caldas da Rainha.
Atlantic beaches, surfing and outdoor life
The Silver Coast is one of Portugal’s strongest areas for surfing. Ericeira was designated a World Surfing Reserve, while Peniche and nearby Baleal have a long-standing surf scene, schools and beaches that work in different conditions. Peniche’s Supertubos beach hosts major professional surfing events when the calendar permits.
The coast has far more than surf breaks.
- Foz do Arelho sits beside the Óbidos Lagoon, where calmer water can suit families and paddleboarding.
- São Martinho do Porto has a sheltered, shell-shaped bay and gentler conditions than much of the open coast.
- Nazaré has an enormous sandy beach in town, while the famous giant-wave spot at Praia do Norte is a different beast entirely and should be treated with proper respect.
The Atlantic can be chilly, even in peak summer, and currents can be strong. Beach safety flags are there for a reason. This coastline suits people who enjoy long walks, cycling, surfing and getting outdoors in all seasons, rather than those expecting Mediterranean-style swimming conditions every day.
Location and transport on Portugal’s west coast
The Silver Coast is well placed for trips to Lisboa, Coimbra and, depending on location, Porto. Its road links are generally good, particularly along the A8 corridor north of Lisbon, but public transport is less straightforward than newcomers sometimes expect.
Approximate driving times depend heavily on traffic and the exact starting point:
- Ericeira to Lisbon: around 45 to 75 minutes
- Caldas da Rainha to Lisbon: roughly one hour to 90 minutes
- Peniche to Lisbon: usually around 90 minutes
- Nazaré to Coimbra: around one hour
- Figueira da Foz to Porto: roughly 90 minutes to two hours
Best places to live on the Silver Coast
Ericeira for Lisbon access and a surf-led community
Ericeira is one of the most sought-after Silver Coast towns, combining a compact historic centre, restaurants, cafés, beaches and a sizeable international community.
Peniche and Baleal for serious surf culture
Peniche is a working fishing town with broad beaches, dramatic headlands and a no-nonsense feel. It is usually more practical and less polished than Baleal, where surf tourism and short-term rentals have pushed demand higher.
Nazaré for beach life and traditional town character
Nazaré has a large town beach, a fishing heritage and a strong seasonal visitor trade. The clifftop district of Sítio feels separate from the waterfront and has views across the coast.
Caldas da Rainha and Foz do Arelho for year-round convenience
Caldas da Rainha is a sensible base for families, retirees and remote workers wanting services, culture and reasonable beach access. Foz do Arelho is nearby, beside the lagoon and Atlantic, but is more seasonal and car-dependent.
São Martinho do Porto for a calmer beach setting
São Martinho do Porto is popular with Portuguese families and retirees due to its sheltered bay. It is quieter than Ericeira or Peniche and can feel very sleepy outside peak periods, which is either bliss or a deal-breaker depending on the kind of routine you want.
