A second 7 Brew is proposed for Fredericksburg's Central Park. Residents can comment on the plan through Aug. 10.

FREDERICKSBURG, VA — A second 7 Brew Coffee location could be coming to the Fredericksburg area, this time in Central Park, as city planners review a proposal to redevelop part of the Lowe's parking lot into a drive-thru-only coffee shop.

The proposal, identified as SPMAJ2603-0067, calls for redevelopment of approximately 0.85 acres at 1335 Carl D. Silver Parkway. Plans include a 510-square-foot drive-thru coffee building, a 277-square-foot cooler building and related site improvements.

Public Can Comment Through Aug. 10

The City of Fredericksburg is accepting public comments on the proposal through close of business Aug. 10.

Residents can submit questions or comments by email to [email protected]. The city says members of the public are invited to make inquiries or express their views regarding the application before the comment deadline.

According to the site plans, the coffee shop would be constructed on a portion of the existing Lowe's parking lot between Carl D. Silver Parkway and the home improvement store. The site is near Academy Sports, PetSmart, Barnes & Noble, Old Navy and several other Central Park retailers.

The plans show a drive-thru-only operation featuring three drive-thru lanes, 30 vehicle stacking spaces — well above the nine required by city standards — and 13 parking spaces for employees and accessible parking. The project would remove 81 existing Lowe's parking spaces, leaving 559 parking spaces available for the shopping center.

Planning documents estimate the business would generate about 358 weekday vehicle trips, including approximately 100 trips during the morning peak hour and 34 trips during the afternoon peak hour.

The engineering plans state that the project would disturb about 0.757 acres while reducing impervious surface area by approximately 743 square feet, with open space increasing to about 17.9 percent of the redevelopment area.

Second 7 Brew Under Review

The Central Park proposal marks the second 7 Brew location proposed for the Fredericksburg area.

As Patch previously reported, a separate 7 Brew Coffee has been proposed at Cowan Station near Cowan Boulevard. That proposal remains under review by Spotsylvania County and has not yet received final approval.

If approved, the Central Park location would add another drive-thru coffee option to one of the region's busiest retail corridors while the Cowan Station proposal continues through the county's development review process.
