Broward posted its best month for home sales of the year in June, buoyed by a strong month in Pembroke Pines as competition for homes remains high, data shows.
Sales of single-family homes in Broward County rose 26% year-over-year in June, while condo sales increased 15.5%, according to the MIAMI Association of Realtors.
In the first half of the year, commercial real estate sales were up 7% in Broward, which fared the best in the tri-county market.
It’s the fourth month in a row that total home sales have risen year-over-year in the county, and it’s the biggest jump in a while. Luxury home sales over $1 million also surged this June compared to the same period last year.
“While sales broadly rose across price tiers, the million-dollar segment continued to outperform, with June sales up 40% from one year ago, a clear indication of the acceleration in wealth migration to South Florida,” MIAMI Realtors + RWorld Chief Economist Gay Cororaton said.
Across the county, inventory is falling as sustained demand for residential property tips the scales into a seller’s market. Active listings in Broward County slipped 19.5% last month.
Following that trend, Pembroke Pines was named the fourth-hottest market in Broward County for the second quarter of the year based on demand.
Pines only has a 2.9 month supply of homes if demand remains the same, according to analysts. Active inventory had tumbled 36% year-over-year by the end of June, while new listings dropped 27% year-over-year.
Meanwhile, transactions in June were up 32% in the city across 91 sales, while prices stayed mostly flat. Pembroke Pines remains a little more expensive than the county as a whole, with a median price of $657,000 for June sales, as opposed to $645,000 in Broward at-large.
The single-family home market in the city seems to have rallied from May, when sales dropped slightly.
The condo and townhome market in Pembroke Pines didn’t fare quite as well, with 73 transactions representing a 10% downturn in closed sales from June 2025 to 2026. But good news for buyers is the median price dropped 22% year-over-year to $233,000 for a condo or townhouse, which are lumped into one category by the realtor association.
“As buyers seek value, lifestyle and opportunity, Broward remains one of America’s most attractive housing markets,” MIAMI Realtors + RWorld Broward-Miami President Sophia Allen said in a news release.
