The ultra-wealthy have found a Colorado mountain town where they can ski all day and never once get recognized — and they’re pouring more than $1 billion into developing it further. Forget Aspen. Forget Vail. The ultra-wealthy have found a Colorado mountain town where they can ski all day and never once get recognized — and they’re pouring more than $1 billion into developing it further.

Steamboat Springs, long dismissed as the family-friendly, unpretentious cousin of Colorado’s marquee resorts, has quietly become the destination serious money is choosing instead. 

Discovery Land Company — a luxury international developer helmed by George Clooney’s best friend Mike Meldman (who also co-founded Casamigos tequila) — is among the names planting flags there. It’s known for luxury projects in other areas such Hawaii, Dubai and Scotland.

The high-gloss Auberge Collection confirmed in March that its first Steamboat project, the Stockman, will break ground this year at the base of the ski area, a nine-story building with 59 hotel rooms and 95 residences, including 13 rooftop “Barn” units with double-height ceilings. Residential sales launched this summer through a Berkshire Hathaway HomeServices team with prices ranging from $1.6 million to $19 million

Roughly 20 minutes away, Discovery Land Company is pushing forward with Stagecoach Mountain Ranch, a private ski community that would include its own mountain, a high-speed gondola and homesites starting around $3 million. The project remains in the planning and approval phase with Routt County.

Chris Paoli, managing partner of the Agency Steamboat, said the turning point came about five years ago, when hospitality group Alterra Mountain Company started pouring money into the Steamboat Springs resort itself.

“That spurred our first luxury hotel property coming to the mountain in the O’Barrish-Stockman project,” Paoli told The Post, adding that two or three other major projects are rising alongside it at the base area, “which in total is about a billion dollars worth of development happening up there.”

And deep-pocketed buyers really want in. and the proof is in the numbers.

A new mid-year market report shows the median number of days a luxury home spends on the market has fallen 38% year-over-year, while new-construction pricing is pushing toward $3,500 per square foot. 

Closed sales above $2,000 per square foot jumped from seven in 2024 to 21 so far in 2026. Another 23 properties are currently under contract above that threshold, not counting the Stockman, which sold $95 million worth of residences before its marketing campaign even launched.

Wealthy buyers on the hunt these days also have some options to browse.

At 1872 Christie Drive, a $12.9 million duplex is the highest-priced duplex on the market and one of the only finished, move-in ready new-construction homes within walking distance of the mountain’s base, a rarity when so much of the town’s new inventory is still under construction.

At Storm Mountain Ranch, a gated enclave of just 14 homesites across 1,100 conserved acres, a 70-acre estate called Meadow House is coming to market for just under $14 million. 

Designed by Aspen architect Michael Ernemann, it reflects a growing appetite for legacy ranch estates built to be passed down, not flipped.

At Marabou Ranch, one of Colorado’s premier private sporting communities, two homes are listed between $12 million and $13 million, with ownership carrying private fly fishing on the Elk River, an equestrian center, a mountain club at the Wild Blue Gondola, a spa and concierge service rivaling the country’s top private clubs.

Those homes all stand to crush a big record.

The highest residential sale in Steamboat this year closed at 1870 Christie Drive for $8.2 million, a five-bedroom, six-bath, 5,439-square-foot home built by a well known luxury home builder from Houston who came to town to build his own ski residence. 

Paoli would not name names, but described a buyer pool increasingly stacked with chief executives and professional athletes, all drawn by one thing Aspen and Vail can no longer offer: anonymity.

“The nice thing about Steamboat is we see every type of buyer, and the great part is it’s a really great place to come and really not have to show off your wealth,” he said. “A lot of people come here and like it because it’s easy to disappear or just kind of blend in.”

“It’s a very non-pretentious, relaxed environment with all the recreation and dining that people want on their vacation,” Paoli added, describing a town of 12,000 full time residents where “you genuinely are intermingling with people that live here full-time.”

“Steamboat is just different. A lot of people like the fact that you can come here and you have no idea if you sit next to a billionaire or a guy who just mowed your lawn,” Paoli added.

Buyers who plan on six weeks a year rarely stop there. 

“I see people buying what they think is going to be six weeks a year type home ends up becoming six months,” he said.

Part of what is driving prices, Paoli said, is simple scarcity. Steamboat has little room left to expand, and most of its luxury inventory was never built to be sold in the first place.

“Most communities like Steamboat are landlocked because of infrastructure,” he said. “We just hit that point where there really isn’t any place to do the next subdivision.”

From here, growth will mean tearing down and rebuilding rather than breaking ground on new land, which tends to push costs even higher.

“I doubt it’s going to get much cheaper over time,” Paoli said. “I think that would be a bad bet.”

He said the town’s building stock has transformed over the past decade largely because buyers from major cities could not find homes that matched what they wanted, so they built their own instead.

“Most of our visitors come from big city markets,” Paoli said. “Your New Yorkers, your Houstons, Boston, Dallas, Chicago. So they bring with them their design expectations and wants from markets that are more in front of design trends.”

Those custom homes, built anywhere from two to seven years ago, are only now starting to hit the resale market.

“We’ve never had homes like those of this quality for sale ever before,” Paoli said.
