The Four Seasons Hotel New York Downtown feels like a luxurious home away from home, and T+L readers voted it one of the top 10 hotels in New York City in the 2026 World’s Best Awards.
On a Monday morning in July, I woke up on Barclay Street in New York City feeling completely disoriented in the best way. “Fancy a swim?” my husband whispered while our golden retriever snored happily, her legs sprawled out on the white down duvet between us. We slipped into matching robes, and before I knew it, I was stepping into a perfectly temperate 72-foot pool for some leisurely laps before work.
Down on street level, the atmosphere would have been completely familiar to me, as a former New York City resident who stays in or around Tribeca for my job every few months. But from the third floor of the Four Seasons Hotel New York Downtown, the city was unrecognizable. It was a weekday morning, and I had a full day in the office ahead, but I was completely relaxed.
After drying off and heading back upstairs, we were able to spread out in our newly renovated, 850-square-foot Greenwich Suite and get ready for work in a civilized manner neither of us had come to expect from a joint work trip to lower Manhattan. I wasn’t digging through a dark, tiny closet to find my dresses crammed between his suits, or skirting past him sideways to fight for sink space in a narrow bathroom.
Instead, I switched on the news in the main bathroom and watched my favorite morning show hosts reflected in the glass as I dried my hair. Meanwhile, my husband prepared our dog’s breakfast on the marble countertop in our designer kitchen.
There are four two-bedroom suites like ours in the hotel’s Greenwich and Trinity Collections, all renovated just last year and designed to feel like home—if home was a multimillion-dollar Tribeca apartment, of course. For the three of us, it was a lifestyle easy to get used to.

The Rooms
The hotel, located steps from City Hall Park in New York City’s downtown Tribeca neighborhood, has 189 rooms, 32 of them suites. Rooms start at 400 square feet and come with luxurious tubs, stocked bars, customizable mattress toppers, and plush bedding. Three suites—the Gotham Terrace, Tribeca, and Metropolis Suites—boast outdoor terraces, another rare city treat. The latest renovations in 2025 redesigned the Greenwich and Trinity Collection two-bedroom suites, with stylish living rooms that blend modern and Mid-Century furnishings; marble-clad bathrooms, powder rooms, and dining areas; and New York-centric artwork.
Food and Drink
Famed chef Wolfgang Puck is the talent behind the hotel’s fine-dining restaurant, Cut New York. It’s open from 7 a.m to 11 p.m. daily, serving breakfast, lunch, dinner, drinks, and bites in between, and caters to special guests in a 32-seat private dining room. The signature dish is executive chef Nicole Kang’s Japanese Wagyu. Eager to use our in-suite kitchen, we opted to order our steak via room service and eat it in our robes, which felt just as decadent in its own way. The hotel is very pet-friendly, also offering “ruff service”—a protein-forward in-room dining menu for pups.
The Spa
The spa and fitness facilities at the Four Seasons Hotel New York Downtown set it apart from other hotels in the area, so it’s no surprise locals wanted in on the action. The new Club 27 wellness membership grants access to guests’ favorite hotel perks, including the 72-foot heated indoor lap pool, infrared sauna and steam room, outdoor sun deck, and fitness center with Peloton bikes and Technogym equipment. It also comes with bonuses like guest passes and complimentary personal training sessions and spa treatments. The spa has seven treatment rooms; I chose a rose gold radiance facial, which uses rose quartz crystals to massage the face alongside oil with rose extracts and 24-karat gold-leaf facial sheets. I’ve never looked or felt less stressed while catching the 2 train.
Accessibility
The hotel’s nine accessible rooms and suites include wheelchair-accessible doors and showers and lowered light switches, peepholes, and toilets.
